Commercial Design/Re-Build

Retailers and building owners are often faced with the need to upgrade or renovate their existing property for a variety of reasons;

• Business owners may be committed to location by ownership or other factors.
• The present location may be much more desirable than relocation options.
• The building owner's need to remain competitive so to retain existing tenants or when marketing to potential new tenants.  Besides location, the appeal of an attractive and updated facility is the next most important aspect of a marketable property.

Nexum's Design/Re-Build staff can provide innovative, capable, and cost-effective design/planning/re-build solutions to address these needs including, if needed, municipal Approvals or Permitting assistance for the project. For example, 20 A St., a recent Nexum project located in Framingham's Saxonville historic district:

The property is a high visibility location on a busy thoroughfare, but the original building was extremely outdated and its condition offset the appeal of the location for potential retail/office users. 

This Design/Re-build effort was complicated by a myriad of jurisdictional roadblocks, including Historical Commission and Conservation Commission review, substandard building setbacks requiring a Zoning Board of Appeals Variance, and an Appeal to the state Board of Regulations and Standards. Nexum acted as the Owner's Representative throughout this challenging but successful re-approvals process, which included an additional 25% expansion of the rentable square footage of the building, despite its footprint and setback limitations.

Nexum then coordinated consultants, architectural design and construction documents, undertook the construction as the project's general contractor, and delivered a turnkey product. The building, other than foundation and first floor framing, is completely new and includes state of the art communications and mechanical systems.  It was successfully leased well in advance of occupancy.
